Tenant Information

Finding a property to rent that meets your needs can be challenging. Every agent will also have their own processes in place. We hope that information below provides you with further information on how our process works and helps you to successfully secure a property with us.

 

Viewings

If you are interested in any of the properties we have to let, please contact our office and we will arrange the viewings for you.

At the viewing we will happily answer any questions you have about the property including the length of the tenancy, furniture and bills.

Securing the property

If you have found a property you like, we will discuss your interest with the landlord. If they would like to offer you the property, we would ask you to pay a holding deposit equivalent to the first weeks’ rent.  This will secure the property, subject to satisfactory references being secured. You will also be required to complete an application form.

The Referencing Process

We will then commence the referencing process. We use a professional referencing company to carry out full references for each adult tenant that intends to live in the property.

The referencing company will undertake a number of checks including verifying your employment status, contacting your current landlord or agent as well as carrying out a credit check.

Tenancy set up

If you have passed the referencing process, we will then agree a move in date with you.

You will be sent a number of pre-tenancy documents which we are by law required to issue. We will also draw up the tenancy agreement. This will most likely be an Assured Shorthold Tenancy (AST). Most AST’s we issue are either 6 or 12 months in length.

Before the tenancy can commence and the keys are issued, you will be required to pay the remainder of the first month’s rent as well as a deposit equivalent to one month’s rent.

Move in

At the time of sign up, we will take a detailed inventory of the condition and contents within the property. This will then be sent to you. You will need to read through the content of the inventory which will note the overall condition of the property.

We will also take meter readings at the sign up. You will need to share these with the relevant utility company.

You should also inform your local council of your move in date for Council Tax purposes.

 

The Deposit  

Your deposit will be registered with a Government approved deposit registration scheme. You will be issued with relevant prescribed information for that scheme along with a deposit certificate. Please retain this for your records.

The Rent

It is your responsibility to ensure that the monthly rental payments are made on time. To ensure this happens, you will need to arrange for a standing order payment to be made

Maintenance Issues

From time to time, you may experience maintenance issues. If this is the case, please report them to us immediately either by phone or email.
